Actually there are plenty of places where you don't need a lawyer to buy a home. Here in BC conveyancing would be a job for a notary. It's probably the fact that the Chinese market wants freehold title that makes gated communities and other such arrangements unpopular in Vancouver.

You assume too much. Poster said reading hoa docs/condo docs/restrictive covenants was like reading the Bible. I meant to point out that, if you otherwise wanted the home, a few hundred bucks to have a lawyer help you understand such things would be prudent. The majority of residential purchases do not require a lawyer. The problem is you never know which ones do, and if you are enamored with the house or otherwise find a reason not to have a document pro advise you when you really need one, it tends to be very bad.
i have always counseled property owners to spend a few hours and learn both how to access all of the documents in your chain of title and how the recording system in your county works: what gets recorded, how to keep updated, how mortgage priority and recording priority works, that kind of thing. It’s time we’ll spent and could keep you from having lots of legal bills.

Perfect illustration of someone who has no idea how a libertarian might view the situation.
Private property owners protecting the value of their property through enforcement of a contract is a good thing and I wish Bus and his neighbors well in their efforts.
OTOH, we have deed restrictions but no HOA to enforce them in my little neighborhood, and the reason is that my father wrote the deed restrictions but viewed HOA's as magnets for meddlesome fucks who want to micromanage other people's lives.

Live out in the sticks. No HOA. No Municipality to impose another layer of taxes. Just county ad valorem. Just don’t expect a bunch of services.

The court in which I live is part of a larger neighborhood with historic significance in deed restrictions and covenants. While there are still some who would love to go back to "the old way" (seriously, those words are used), the move is to a more inclusive and less meddlesome community. I know, because I serve on the board of the Civic League.

Well, I have to admit that we almost got burned by getting into a land contract w/o legal advice once.
An old friend lawyer (Harvard Law even!) got us straightened out. He is a terrific guy - grew up quite low income in the projects of CLE. Did not charge us.

I once had a job doing title research and we always traced back to the original grant from the king to Lord Baltimore if we could. I'll leave exactly how an English/Irish lord gets to just own land already inhabited by others for thousands of years to another thread.

Lived as a renter in a HOA controlled complex. They had many rules, which 2 20-somethings had no issue with. The place had 5 pools, a main and 4 smaller. Our walk out was into the of the smaller ones. No one EVER used it. Ever. We wanted to have some folks over one afternoon for a BBQ and, well, the pool is right there, ya know? So I asked at the office. "No more than 3 people total from any one unit can use a pool."We lived in a gated community and absolutely loved it. We had a great clubhouse on the beach, community dinner nights down there, kids running around and swimming everywhere, weekly ice-cream powerboat runs to Annapolis, and I paid $70/year for a slip for my dinghy and had a spot to come in from my mooring and load groceries and water. If it snowed we had one road we closed to cars so the kids could go sledding.
OTOH - We once rented a vacation house in North Carolina for the eclipse. It too was a gated community and I *hated it*. We took to calling it the Old People Concentration Camp. They had rules for freaking EVERYTHING and seemed populated by nasty rich retired White people who desperately wanted to keep anything to do with North Carolina safely outside their border. One example of their anal rule making was about community hikes. It was suggested that dogs and children not come along because the distractions caused ruined the average speed of the group
What? What if it was a small family "3 people..."
Can we have a bbq? "Sure!", and the pool "3 people...."
No wonder no one ever used the damn thing.

Yeah.. having bought and sold some properties over the years there have been a few instances where I wanted a second set of knowledgeable eyes on the paperwork especially when your 2500 miles away.
Funny how the laws change from state to state.
This morning we awoke to see a pile of white trash bags filled with something on the new renters' front lawn. It's about 4 feet high by 8 feet long, 2 or 3 bags deep. There is a much larger and taller pile of bags and stuff of some sort in the driveway and part of their back yard. It got covered by a blue tarp tied down, apparently a semi=permanent fixture. The homemade trailer is filled with stuff and parked in the front of the driveway. How much stuff do they have if it cannot fi into a 3 or 4 BR house with a basement? Are they hoarders?
This is after they have been moving in for a week?
