Property assessors generally use the "Like value" method of determining the worth of a property. So a 2.5 storey 2400 Sq Ft. garrison colonial with a new 30 year roof and walk in garage 3.5 bath 4 BR Full basement on 3 landscaped acres with town water/sewer is easy to find a "Like value in the same neighborhood. Depending on wear and tear and exact location all 7 of these houses on the market at the same time will be valued w/in a few thousand dollars of each other.
A custom/architect designed split level house with 2,400Sq Ft. Hand laid quarry stone floor, floor to ceiling sliding glass doors, an indoor heated pool, 2.5 BR 1.5Bath, No basement. Detached carport, well/septic system on 10 acres mixed rock ledge/mature hardwood trees. is more difficult. There are no easy comps. So they take the Sq Ft. age, # BR #baths/property size and find something comp. It may be a salt box, or a cape cod, or even a prefab on a slab with vinyl siding.... Add in a few points for "Custom" and deduct some points for detached carport. Punch the numbers in and that's your value.
Unless the architect is someone very well known, or the view is stupendous, the Garrison colonial will be valued higher. But the taxes on the custom home will be higher because of the lot size

Around here, properties are re-evaluated every year. The very first thing the bank does when you apply for a securtiy-backed loan is to asses the value of that security. Around here, that means they go to the County Tax Assessor's web site and look up the property valuation that has been set for it. For the average Joe, that's the most the bank will allow for that property. They certainly aren't going to offer you more money because you tell them that it's worth more than that.

Sorry, but no.... Might be different in your state, but no way in hell would you use the 500k ish valuation assessed by the county, on my house. Bank will get an independent appraisal... last one was 600K about 10 ish yrs ago. We live in Denver. So ya. 600 is about 500k low... LOL

Some kind of tax dodge or how he was able to get certain things permitted, I don't know the exact mechanics. I just know the city its in is pissed he is using it as a residence as he signed docs promising he would only spend limited nights there as a member.
